Oasis Retail Development & Consulting, owned by Sibiu entrepreneurs Klaus Reisenauer and Kurt Wagner, announces the start of the second development phase of the PRIMA Shopping Center project in Sibiu, a total investment of 30 million euros.
“By the end of 2023, the total shopping and leisure area will be 80,000 square meters, with an estimated average traffic of 45,000 visitors per day, in one of the largest shopping parks in the center-west of the country”, explains Klaus Reisenauer, Partner at Oasis Group, adding: “Shopping parks are the big winners from the pandemic and maintain their trend of being a safe and preferred shopping destination for Romanians. Due to the very airy concept, with access to all stores directly from the car park, minimal and rationalized load costs and considerably reduced rents, compared to a closed shopping center, retail parks represent one of the real estate products most competitive trades.
The PRIMA shopping center is located on an 18-hectare plot in the northern part of Sibiu, next to the Hornbach DIY store and Kaufland, the latter to be opened in 2021. The shopping center occupies a privileged position in Sibiu, only 10 minutes from the historic Center, in an area in full development, located just off Mediaș and the A1 Bucharest – Arad highway, which connects Sebeș and the E81 road towards Râmnicu Vâlcea – Bucharest.
The first phase was inaugurated in the fourth quarter of 2021 and includes 11 stores totaling 9,000 m²: C&A, Takko Fashion, Deichmann, Flanco, Pepco, Jysk, KIK, Agroland Mega, SuperZoo, Numero Uno and Sportisimo.
In the next phase of development, until the end of 2023, several large retail stores will be built, acting as other main anchors of the project: a JUMBO store (whose inauguration was announced at the end of this year, 2022), two furniture stores (MömaX and XXXLutz), a hyperpharmacy (Dr. Max), a children’s playground and a supermarket (Lidl). More fashion, footwear, cosmetics, perfumery, jewelry, watches, home accessories and home & decor stores will complement the existing mix. There will be no shortage of essential services, beauty, telecom, banking, and in the food segment, the retail park will have several shops selling traditional and specialty products, cafes and restaurants, with generous terraces. At the entrance to the complex, on an area of more than 900 square meters, a Romanian fast food restaurant of the Super Mama chain, familiar to the inhabitants of Sibiu, and a KFC Drive Thru fast food restaurant will be inaugurated.
“All spaces over 400 m² in the second phase of the PRIMA Shopping Center project are pre-let. We will bring important brands to Sibiu, and some of them even for the first time for this region, such as Tedi, Fressnapf or Terranova, as well as many other surprises and new concepts. In the next period, we intend to complete the rental process for locations with smaller areas, between 50 and 150 m², which will complement the existing tenant mix,” said Oana Agachi, Head of rental within the Oasis group.
“With regard to the efficiency of the annual energy consumption of all the tenants of the commercial park, we intend to put in place intelligent solutions for production, monitoring and optimization, in order to maintain the energy performance of the buildings at a level optimum.
